The Challenge
The Challenge
Goodwill SCW's facilities team faced several critical HVAC management challenges that were undermining efficiency and budget goals. The team handled 300+ HVAC-related work orders each year. Frequent breakdowns and comfort complaints kept them in constant reactive mode, struggling to triage issues across all stores. This was exacerbated by little to no insight into the real-time status or performance of rooftop units. With staff often unable to regularly inspect units, small problems would go unnoticed and escalate into bigger failures. Operating costs doubled over 3 years, far outpacing normal rate increases. Without detailed HVAC performance data, management found it hard to prioritize capital expenditures, justify replacing an old unit, or invest in upgrades, leading to deferred decisions and continued inefficiencies.

The Solution
The Solution
Monaire delivered a turnkey IoT and AI solution to address Goodwill SCW's challenges. Seamless Installation for Real-Time Monitoring: Smart sensors and thermostats were installed on every HVAC unit across all 15 sites within just a few weeks – with zero disruption to store operations. The facilities team finally had visibility into energy management through a live dashboard of each location for the first time. Proactive monitoring uncovered critical inefficiencies: Monaire’s advanced AI algorithms immediately started analyzing the incoming data, uncovering critical inefficiencies. For example, the system detected that in some large open areas, neighboring rooftop units were unintentionally heating and cooling at the same time – a costly issue causing tremendous energy waste. Improved data and long-term management: The system conducted an audit of maintenance records and identified gaps in the CMMS data, including missing details on newer units and incorrect information on some equipment. Monaire helped correct these records, ensuring all HVAC assets were accounted for with up-to-date specifications and maintenance history. The platform also spotted configuration issues contributing to energy waste, such as overly narrow thermostat deadbands and improper schedule settings.

The Results
The Results
Within a short period, Goodwill SCW saw dramatic improvements in their HVAC operations and costs. Key outcomes from the Monaire deployment include: Reduced HVAC energy use across stores: Goodwill SCW saw a 35% reduction in HVAC energy use, saving approximately $135,000 per year across stores in electricity costs. This efficiency translates to about 1.4 million lbs of CO2e emissions eliminated annually – a huge boost toward Goodwill's sustainability goals. The energy savings alone meant the Monaire solution paid for itself in under one month. Decreased HVAC repair costs: By catching issues early and preventing major breakdowns, Monaire significantly cut expensive emergency fixes and decreased HVAC repair costs by 30%. Goodwill's maintenance budget now stretches further with fewer costly repairs. Reduced staff time spent on HVAC issues: With automated monitoring and issue resolution, the facilities team spent 30% less time on HVAC issues. They no longer need to constantly troubleshoot HVAC problems or travel between sites for inspections, freeing them to focus on other critical tasks. Minimal HVAC downtime since implementation: Continuous monitoring and proactive maintenance have eliminated unplanned HVAC outages. Every store and the office have stayed comfortable and operational, with no closures or disruptions due to climate control failures. Enhanced visibility & reporting: Monaire's intuitive dashboards and regular reports provide a full digital view of the HVAC fleet, plus detailed insight into each unit's status and performance. This new transparency makes it easy to track issues, verify service work, and ensure preventative maintenance is done on schedule. Data-driven capital planning: With Monaire's analytics, Goodwill SCW can make informed CapEx decisions, based on clear data on which units are underperforming or near end-of-life. Goodwill's management now confidently prioritizes HVAC replacements or upgrades based on quantifiable savings and ROI, rather than guesswork.
