The Challenge
The Challenge
Goodwill NCW’s facilities team faced an overwhelming volume of HVAC issues. In 2023, they handled over 1,500 HVAC-related work orders, ranging from occupant comfort complaints to coordinating routine filter changes and preventive maintenance. Yet, employees were not allowed on rooftops to inspect the HVAC units, leaving the team with zero visibility into equipment conditions. They had to operate reactively – often discovering problems only after a unit failed. This lack of insight led to long HVAC downtimes and rising repair costs. With systems running inefficiently, utility bills doubled in three years, straining the operating budget and jeopardizing Goodwill’s sustainability targets. Perhaps most frustrating, the facilities team lacked data to justify equipment replacements or upgrades. Even though they suspected certain units were at end-of-life or wasting energy, they couldn’t pinpoint issues or make a data-supported case for capital improvements.

The Solution
The Solution
Monaire deployed its smart building solution to give Goodwill NCW the visibility and control it was missing. Seamless Installation with Day 1 Visibility: Smart IoT sensors and connected thermostats were installed on all rooftop HVAC units without any major system replacements, instantly bringing every unit online. Monaire’s AI platform then began analyzing 100+ real-time data points per unit, establishing a performance baseline and flagging anomalies in real time. Excessive setpoints causing energy waste: The AI identified HVAC units running with overly high or low thermostat setpoints that were driving up energy use. These settings were corrected to more efficient ranges, immediately reducing waste. Undocumented equipment and data gaps: Monaire discovered some HVAC assets weren’t logged in Goodwill’s CMMS (maintenance system) and found significant gaps in equipment data. The team updated records for newly installed units and corrected outdated information, ensuring complete and accurate HVAC asset tracking. Proactive repairs with minimal disruption: Monaire’s platform sent accurate fault alerts as soon as performance issues were detected. Goodwill NCW coordinated repairs and even arranged unit replacements through the Monaire app, all with minimal disruption to store operations. Technicians were equipped with data-driven insights, so fixes were faster and downtimes were avoided. Data-driven capital planning: Since the system continuously tracked metrics like comfort violations, energy efficiency, and repeat failures for each unit, it could flag underperforming HVAC units. This gave Goodwill NCW a clear, data-backed roadmap to prioritize aging units for replacement and confidently justify those capital expenditures to leadership.
